Making History in Topanga Real Estate

A 16-acre mountain top estate that overlooks Topanga State Park just sold for $11 million. It’s the biggest real estate sale in Topanga history. The palatial, 12,000-square-foot home is equipped with eight bedrooms, 11 bathrooms, and every imaginable luxury, including gazebos, a gym, a games room, a guest wing, and even a multipurpose sports field. The listing describes the property as “everything today’s discerning buyer is looking for.”

The estate has been listed in the past with other agents but failed to sell. The Realtors who made the sale are Topanga husband and wife real estate duo Diana Armstrong Bruns and Steven Bruns. The couple’s Real Estate group, part of Engel & Völkers Calabasas, is named “Homes to Di For,” a play on Diana’s name.

“It’s an incredible estate, but it has an odd difficulty of being in Topanga,” Steven Bruns told the Topanga New Times. He explained buyers looking for an estate of that size have been more likely to look in Malibu or Beverly Hills.

Bruns explained that he and his wife live in Topanga and love the spirit of the community, but that they are also aware of the challenges of living here and the need to match the right buyer with each unique property they represent.

“COVID opened a lot of people’s eyes,” he said. “We are seeing people moving out of areas like the Valley and the Hollywood Hills. They may have an $8 million house with amazing views of the city, but they don’t have a yard. People are realizing the value of living in a place like Topanga.”
